Helpful info before you book
General Services
What areas do you service?
- Based on the Sunshine Coast, I regularly service Caloundra, Aura, Maroochydore, Mooloolaba, Buderim, Coolum, Noosa and surrounding Hinterland areas. I occasionally have jobs in Brisbane and Gympie.
Who are your typical clients?
- I work with real estate agents, residential builders, developers, Airbnb/holiday rental owners, and private sellers.
Do you offer package deals?
- Yes - I offer flexible packages for Real Estate agents, Airbnb properties and Residential Builders with options ranging from essential photography to full premium marketing bundles including drone, property video, floor plans and twilight.
How long does a photoshoot take?
- Most standard real estate photography shoots take approximately 30 - 60 minutes, depending on the size, layout, and presentation of the property.
- Smaller photo-only jobs with a limited number of images can often be completed in around 30 minutes, while larger homes, lifestyle or Airbnb shoots, and properties requiring greater detail may take longer.
- Studio Rob packages - including drone and video - typically require 2 - 4 hours on site to ensure everything is captured properly.
- As every property is unique, the estimated on-site time is calculated at the time of booking.
Do I need to be onsite during the shoot?
- Access isn’t always required in person - it can be arranged via the agent, a key lockbox, site contact, or key collection from an agreed location (confirmed in writing prior to booking).
- You’re also very welcome to attend the shoot if you prefer.
Do you photograph tenanted or occupied homes?
- Yes - however we recommend notifying occupants ahead of time to ensure access and presentation.
Can you work with builders or homes under construction?
- Yes - progress, development and display home shoots are available and scheduled in line with site safety requirements.
Are there any add-on service requirements?
- Site plans must be purchased together with a floor plan.
- Photo editing pricing applies to edits only and requires an already purchased image (ground-based or aerial) to which the edit will be applied.
Do you offer rush delivery (same day or priority)?
- Yes - rush delivery may be available on a case-by-case basis. Availability depends on the services ordered, editing requirements, and current schedule.
- If you require same-day or priority delivery, please advise at the time of booking and I’ll confirm whether it can be accommodated and if any additional fee applies.
What happens if I’m unhappy with the deliverables?
- Studio Rob always aims to capture the property correctly the first time. If there is a genuine issue with the delivered media, please get in touch and we will work with you to resolve it.
What type of camera equipment do you use for property shoots?

Property Preparation
What do I need to prepare before the shoot?
- The property should be fully cleaned, decluttered, and photo-ready prior to the scheduled time. This includes making beds, clearing benchtops, removing personal items, tidying outdoor areas, and ensuring all lights are working.

Do you move furniture or style the property?
- Studio Rob does not provide styling, staging, decluttering, or furniture rearranging services. To achieve the best results, the home should be fully prepared before arrival.
Does the property need to be ready before you arrive?
- Yes - the property should be fully photo-ready prior to the scheduled shoot time. This includes cleaning, decluttering, styling, and ensuring all areas to be photographed are accessible.
What happens if the property isn’t ready for the shoot?
- If the property is not ready and the job cannot proceed, the shoot may need to be rescheduled and a rescheduling fee may apply in accordance with Studio Rob's Terms & Conditions.
Booking & Delivery
How do I book a shoot?
- Bookings can be made directly through the Book Now link located in the main menu on the website. Simply select your service, preferred date, and property details to secure your booking.
- If easier, I’m also happy to take the details over the phone or via the online contact form and process the booking for you.
How much notice do you need for a booking?
- Most bookings can be scheduled within 1-2 weeks. Urgent shoots may be available depending on availability.
Is there a minimum booking value?
- Yes. A minimum booking value of $220 applies to all shoots.
- If the selected services total less than this amount, the booking will be adjusted to meet the minimum.
How long does delivery take?
Delivery timeframes vary depending on the service:
Photography (including aerial and detail/lifestyle photos) – within 24 hours
Floor plans & site plans – within 48 hours
Photo editing services – within 48 hours
Property videos – within 72 hours of the completed shoot
Many projects are delivered earlier where possible.
How are the files delivered?
- All media is delivered via Dropbox or Google Drive. Once ready, a secure download link will be sent to your email.
What file formats do you deliver?
- Photos are delivered as high-quality JPG files, and videos are supplied in MP4 format, optimised for web, social media, and presentations in either 4K or 1080p.
Do you provide versions without branding for listing platforms?
- Yes - you’ll receive a clean, unbranded delivery set.
- Branded copies for marketing can be provided on request.
What happens if we need to reschedule?
- Bookings can be rescheduled with reasonable notice.
- To avoid a rescheduling fee, any changes should be made at least 24 hours prior to the scheduled shoot time.
- If rescheduling is required due to weather I’ll work with you to find the next available date.
What happens if I need to cancel my booking?
- If you need to cancel your booking, please let me know as soon as possible.
- Cancellations made more than 24 hours before the scheduled shoot will result in the booking deposit being forfeited.
- Cancellations within 24 hours of the scheduled shoot time may incur the full booking fee, as this time has been specifically reserved for your booking.
What happens if the weather is bad on the day?
- If weather conditions are unsuitable for exterior photography, aerial photography, or property video - including heavy rain or strong winds - the shoot will be rescheduled at no additional cost to ensure the property is captured at its best.
Photography & Editing
How many photos do I receive?
- You choose the number of photos you’d like - it’s not strictly based on property size. That said, the size and layout of the property will naturally influence what’s recommended, and Studio Rob can guide you on the ideal image count to ensure the home is presented at its best.
- As a general guide, most traditional real estate shoots include 15–20 images, while Airbnb shoots may include more to capture detail and atmosphere.
Do you edit all images?
- Yes - every delivered image is professionally edited for clarity, colour balance, perspective, and presentation.
Can you remove clutter or touch up minor imperfections?
- Subtle digital enhancements are included as standard.
- More advanced retouching, including lawn replacement and other detailed edits, can be added through our photo editing service.
Can I request specific photo angles or shots?
- Yes - absolutely. You’re welcome to provide specific requests, highlight key features, or share a preferred shot list prior to the shoot.
- If there are particular areas you’d like to emphasise - such as architectural details, upgrades, views, outdoor entertaining spaces, or unique design elements - just let me know in advance.
- I’ll always combine your input with my experience to ensure the property is captured in the most effective and marketable way.
Do you offer virtual staging or virtual twilight?
- Yes - virtual staging and virtual twilight are available as add-on services.
Is aerial photography included in every shoot?
- Aerial photography is available as an add-on and is included in selected packages.
Marketing & Branding
Can you include our agency or business branding on photos and videos?
- Yes - branding can be added on request. Agent logos, titles, intro/outro screens and contact details can be applied to video edits, and discreet watermark branding can be added to photos if required at no additional cost.
Do you provide unbranded photos and videos as well?
- Yes - by default, images and videos are delivered unbranded.
Can you create different versions for realestate.com.au, social media and our website?
- Absolutely. We can export files in multiple formats - including web-optimised and social-media versions.
Can my brand colours and fonts be used in the video?
- Yes - I can match your brand style, colours and typography for titles, overlays and intro screens to ensure consistent marketing presentation.
Can I request revisions to branding or text overlays?
- Yes - minor text or branding revisions are included to ensure everything is accurate and aligned with your brand. That said, we aim to get it right the first time!
Usage Rights & Promotion
Can I use the photos and video for social media and future marketing?
- Yes - all delivered photos and videos are licensed for use across your marketing, website, social media and listings in line with Studio Rob’s Terms & Conditions.
Can the homeowner, builder, or other parties use the images?
- Yes - shared licensing can be arranged if needed. This may include homeowners, builders, developers, designers, or marketing agencies.
- If multiple parties intend to use the media, please advise at the time of booking, as an additional licensing fee will apply.
Can I reuse photos for another listing or marketing campaign?
- Media supplied by Studio Rob is licensed for marketing the specific property listing it was commissioned for.
- If images are required for future listings, developments, or third-party marketing, additional licensing may be required.
Will my project be featured on your website or social channels?
- Selected projects may be featured in my portfolio, website, or social media channels to showcase recent work.
- That said, I completely respect client privacy. If you would prefer your property not to be shared, simply let me know at the time of booking and I’ll ensure it remains private.
Videography
Do you offer property video?
Yes - property videos are available in the following lengths and formats:
- 30-second 'Studio Skies' Video - aerial only showcasing exterior of property and surroundings. Horizontal or vertical.
- 1-minute 'Studio Social' Video - designed for high-impact social media. Vertical Only.
- 2-minute 'Studio Showcase' Video - ideal for full listing campaigns and Airbnb listings. Horizontal or Vertical.
Optional add-ons: aerial footage and on-camera agent commentary
Do you provide social media video formats?
- Yes - the Studio Social property video is shot in vertical format, making it ideal for Instagram, Facebook and other social media platforms.
Can I request my branding and logo in the video?
- Of course - branding, titles and intro slides can be added at no additional cost.
Do you offer on-camera agent videos?
- Yes - on-camera options are available as an add-on.
- Agent Intro & Outro - $150
Includes a professional on-camera introduction and closing segment, adding a personal touch and brand presence to your property video. - Full Agent Walkthrough – $295
Includes a comprehensive on-camera walkthrough or on-site voiceover, integrated into a 2-minute cinematic property video. - Please note: Full agent walkthroughs are not available with the Studio Social Package.
Is Aerial Footage included in the video?
Aerial footage is an optional add-on for $95 per video for both the 'Studio Social' and 'Studio Showcase' videos.
Pricing & Payments
Do you require payment upfront?
- A 50% deposit is required to secure your booking, with the remaining balance payable after media delivery. For repeat or long-term clients, payment arrangements may differ.
Do you offer discounts for repeat clients or multiple properties?
- Yes - preferred pricing for repeat clients or multiple properties can be discussed on a case-by-case basis.
- I believe the current pricing already represents strong value for the quality and service provided, however I’m always happy to discuss ongoing or bulk work where appropriate.
Do you charge travel fees outside the Sunshine Coast?
Complimentary travel is included for properties within a 25km driving distance (one-way) of 22 Roberts Street, Kunda Park, covering up to a 50km round trip.
Properties located further will incur a travel fee of $1 per km for the extra return distance.
Do you charge extra for large properties?
- Larger homes or acreage properties may require additional images, and you can choose the number of photos based on your needs, with guidance provided if required.
- 360 virtual tours, floor plans and site plans are priced according to size.
- Very large properties or unique projects may require a custom quote, which can be arranged during the booking stage.
Insurance & Compliance
Are you insured?
- I hold $10 million Public Liability Insurance covering all general and drone services, and operate as a fully CASA-registered drone operator.
Are you licensed to fly drones for real estate?
- Yes - I am CASA-registered and accredited for commercial drone operations.
Can you fly in restricted or built up areas?
- Aerial photography is assessed on a case-by-case basis. Generally speaking, flying in built-up areas for real estate is not an issue, provided all safety precautions and regulations are followed.
- Whether flight is permitted in restricted areas depends on specific airspace conditions and approvals, which will be confirmed prior to or during booking. If you’re unsure, please get in touch before booking to confirm.
- If a booking has already been made and payment received, and I’m unable to conduct aerial photography due to airspace restrictions, the aerial portion will be refunded, or I’m happy to cancel and refund the shoot if preferred.
